Policies and Rules

Check-In/Out

Check-in is any time is between 3-9pm. Check-Out time is 11am.

You may request an early check-in or late check-out time, but it is not guaranteed to be available depending upon the room-cleaning schedule.

Parking

Please park in the designated parking spaces on the West side of the house, located off of Cemetery Road.

Occupancy

Local fire code and our insurance policy mandate maximum occupancy of 2 persons per room. We do not allow pets, children under 18 years of age, nor do we allow smoking anywhere on the premises.

Smoking

Smoking (cigarettes, e-cigarettes, vaping, cigars, pipes, etc), and lighting candles or incense are not permitted anywhere in the house or on the porch. We do, however, allow smoking in two designated seating areas (just off of the porch), which are designated by signage.

The only time a fire is permitted is in the fire pit provided, with the fuel/wood provided, in the designated area. Neither outside fuel nor other fire receptacles are permitted.

Guests who do not respect the smoking policy by smoking in a non-designated area, or violate the policy regarding the approved fire pit, will be charged $300 for cleaning and smoke removal and will be required to leave the property without a refund.

Guest Obligation Policy

The occupancy of a room and use of the premises shall not be in a manner that disturbs the other guests, nor the local residents. Quiet(er) time is to be observed between 10:30pm and 7:30am, please. We, the owners/operators, reserve the right to terminate the agreement and ask overly disruptive guests to vacate the property, at which time all monies will be forfeited by the occupant/guest.

The guest also has the obligation to ensure:

• That s/he does not render any part of the B&B insecure (i.e. leave a door unlocked or unsecured)

• That s/he does not cause a fire, other than in the designated fire pit with the designated fuel

• That s/he complies with directions and notices posted inside the B&B

• That s/he obeys all city laws and ordinances

Additional Fees for Damages

Guest agrees to be responsible for any and all damages and/or excessive cleaning fees.

Cancellation

We do take full payment in advance when a reservation is made, and as such we agree to provide the room you requested and all related services on the reserved dates. We decline all subsequent reservation requests and do not overbook. In turn, by making the reservation, you agree to abide by our rules of occupancy and to pay for your room reservation.

That being said, we do understand that sometimes things happen and plans change.

If your plans change, please notify us as quickly as possible. This provides us the best opportunity to re-book your room.

If you must cancel your reservation:

Full refund for cancellations is provided that notice is made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
